Palm Beach Gardens entered the summer with a broad range of inventory and more negotiating room than buyers experienced at the market's most competitive point. Realtor.com characterized the city as balanced in June, while its citywide sale-to-list ratio of 95% suggests that pricing and negotiation remain meaningful.
At the same time, Palm Beach County sales accelerated and county inventory declined from a year earlier. That combination is a reminder not to read “balanced” as “slow.” Updated homes, scarce views, club properties, and accurately priced residences may behave very differently from the citywide median.

How to read those numbers
The $899,000 figure is a median listing price, not a median closed-sale price. Asking-price movement can reflect changes in the mix of properties offered as well as changes in value. The 95% sale-to-list ratio is more directly useful for negotiation context, but it still combines homes from very different price points, communities, and property types.
The citywide inventory count was 11.29% lower than a year earlier, while the median listing price was 15.47% higher. Those two directions support firm seller expectations, but 73 median days on market means buyers generally have time to complete serious property and association diligence.
A single median cannot describe Palm Beach Gardens.
Realtor.com's May neighborhood listing medians ranged from approximately $346,950 in San Matera and $479,000 in Midtown to $1.799 million in Mirasol, $2.499 million in BallenIsles, and $6.495 million in Frenchman's Creek. These are asking-price snapshots—not valuations—but they illustrate the scale of the city's internal differences.
Club membership, association structure, home age, renovation quality, lot and view, building reserves, insurance history, and seller motivation can matter more than a citywide headline. The most relevant comparison is the property's real competitive set.

- Compare total ownership cost—not price alone—including club obligations, HOA or condominium assessments, insurance, and planned capital work.
- Expect cash competition. Nearly half of Palm Beach County closings in June were cash transactions, so financing preparation and clean timelines still matter.
For sellers
- Buyers are active, but they are distinguishing carefully between renovated, well-documented homes and those requiring significant work.
- A 95% citywide sale-to-list ratio reinforces the importance of launching near the price the market can support.
- Prepare association, permit, roof, systems, insurance, and improvement records early so questions do not interrupt momentum.
