Relocation guide

The Gardens,
decoded for newcomers.

Palm Beach Gardens is one of the county's most requested relocation destinations — and one of its easiest places to search badly. Here is how the city actually organizes itself.

One city, several very different ways to live in it.

Palm Beach Gardens earned its “signature city” reputation on golf, planned neighborhoods, and a green, landscaped feel that is unusual for South Florida. But the city is not one product. Club communities with mandatory or optional memberships, gated non-club neighborhoods, newer construction on the city's western edge, and established mid-city sections each carry different costs, commitments, and daily rhythms.

Relocating buyers who skip that structure end up touring homes that were never realistic fits. This guide lays out the decisions that actually narrow the search — before you get on a plane.

Club life or not — decide this before anything else.

The single biggest variable in a Gardens search is the club question. Communities like PGA National, BallenIsles, Mirasol, Old Palm, and Frenchman's Creek are organized around club membership — golf, tennis, fitness, dining, and the social calendar that comes with them. Membership structures, initiation costs, and monthly obligations differ meaningfully between communities and can change; they belong in your budget conversation from day one, not after you fall for a house.

Plenty of the Gardens lives outside the club model: gated neighborhoods with strong amenities but no membership obligation, townhome and condo enclaves, and established single-family sections. If you want the golf-course view without the golf commitment, say so early — it changes the map entirely.

Newer construction west, established convenience east.

Location within the city is a trade between commute, walkability, and the age of what you are buying.

Established GardensMature & central

Tree-lined neighborhoods near the city's shopping and dining core — older homes, larger lots, renovation questions.

Newer westFresh & farther

Communities like Artistry offer newer construction and modern floor plans, traded against a longer drive to the coast.

Condo & townhomeLock & leave

Lower-maintenance options suit seasonal residents — evaluate the association as carefully as the unit.

Everyday logistics hold up well

The Gardens sits along the I-95 and Florida's Turnpike corridors with Palm Beach International Airport a manageable drive south — a practical base for travelers. Daily life clusters around the city's malls, restaurants, and medical facilities, and the beaches of Juno Beach and Singer Island are minutes east. Families are drawn by parks, youth sports, and school options; verify current school zoning for any specific address as part of due diligence, since boundaries can change.

Running the search from out of state.

Most Gardens relocations happen from a distance. The process works when the filtering happens before the flights.

Step oneDefine the life

Club or not, new or established, maintenance appetite, and the real all-in monthly budget including dues and insurance.

Step twoShortlist remotely

Video walk-throughs and honest neighborhood context cut the list before travel — a trip should confirm, not explore.

Step threeVisit with intent

Two focused days covering finalists at different times of day beats a week of scattered showings.

Budget the whole cost, not the list price

A Gardens purchase often carries costs beyond the mortgage: association dues, club obligations where applicable, insurance, and — for newly purchased homes — a property-tax reset to market value. Florida's homestead exemption and Save Our Homes cap then work in your favor once the home is your permanent residence; the mechanics are covered in the homestead exemption guide. For current market conditions citywide, see the Palm Beach Gardens market update.

The Gardens rewards buyers who know their own answer.

Palm Beach Gardens works for more kinds of buyers than almost anywhere in the county — which is exactly why an unfocused search there wastes time. The community you choose determines your costs, your commitments, and your neighbors far more than the house does.

Decide the club question, the age-of-home question, and the true budget first. The right neighborhood usually announces itself within a week of getting those three answers honest.
