Second-quarter data shows luxury transactions surging, coastal inventory tightening again, and condominiums splitting into two distinct markets.

Luxury accelerated, the coast tightened, and condos diverged.

Three second-quarter storylines define the county's summer. High-end sales grew at a pace the broader market did not match. Coastal inventory, which had been rebuilding for over a year, turned back down in several corridors. And the condominium market continued separating into two products — newer buildings commanding premiums while many older buildings reprice.

More than 2,500 high-end house transactions closed countywide in the quarter — up roughly a quarter from a year earlier — while average luxury house pricing rose a more modest 4.6%. That combination reads as depth of demand rather than a runaway price environment: serious buyers are transacting, but they remain price-aware, and well-positioned listings are the ones converting.

Inventory is the quiet headline

The West Palm Beach–Lake Worth Beach corridor saw single-family inventory fall 25% to its lowest level in two and a half years, and the Town of Palm Beach recorded its first annual inventory decline in six quarters. After a long stretch in which buyers steadily gained selection, parts of the coast are tightening again — which changes negotiating leverage street by street, not countywide.

Building age is now a pricing variable of its own.

County luxury condo transactions rose 26.6% in the quarter even as the segment's average price slipped 7.1% — a divergence the Keyes/Illustrated report attributes to Florida's post-Surfside reserve-funding requirements repricing older buildings against new construction. Buyers are active in both camps, but they are paying very different prices per foot depending on a building's age, reserves, and structural-review status.

Financing conditions eased at the margin early in the summer, with the 30-year fixed dipping to roughly 6.4% in early July per Freddie Mac's weekly survey — helpful, though cash remains a major force in this county. Sellers with well-located single-family homes are operating with thinner competition than a year ago, and pricing to the current competitive set — not to a neighbor's 2025 result — is what converts that scarcity into a strong close.

Buyers should treat the county headline as context only. A luxury-led quarter with corridor-level inventory swings means leverage varies dramatically between a tightening coastal street and an older condo building with motivated sellers.
